Welcome to our House Rules Guide

Our accommodations in Ayia Napa are committed to providing a welcoming, comfortable, and safe environment for all our guests. To ensure the best possible experience for everyone, we have established a set of house rules. These rules are designed to maintain the quality of our properties, ensure the safety and comfort of our guests, and promote a respectful and enjoyable stay for all. Here are the key house rules for our accommodations:

General Conduct

Respet for Neighbors: Please keep noise to a minimum, especially during quiet hours from 10:00 PM to 8:00 AM. We ask guests to be considerate of their neighbors and avoid loud activities that could disturb others.

No Parties or Events: To ensure a peaceful environment for all guests and neighbors, parties, and large gatherings are strictly prohibited. Breach of this rule may result in immediate eviction and termination of the rental without refund.

No Re-Renting: Subletting or re-renting the property is strictly prohibited under Cyprus law. If you engage in this activity, this will result in immediate eviction without refund and possible legal action.

Contract Terms: This agreement is non-extendable and ends on your scheduled check-out date.

Occupancy: This accommodation is exclusively reserved for the guests named on the initial booking. Additional visitors or overnight stays will incur a charge of 45€ per person per night.

Age Requirement: Guests under the age of 22 of the same gender group are required to obtain prior approval to book. A higher security deposit may be requested.

Smoking and Vaping

Non-Smoking Policy: All indoor areas e.g. windows, kitchen, bathroom, are non-smoking (including vapers & shisha) to ensure the health and comfort of all our guests. Designated smoking areas are available outside; please use these areas if you wish to smoke. If you must smoke, please do so outside in the designated areas and dispose of cigarette butts responsibly in provided ash trays. Offenders will face a penalty of €100 per day for odor removal and cleaning.

Cleanliness and Property Care

Maintenance: Please maintain the cleanliness of the property throughout your stay. The property should be returned in the condition it was found upon check-in. Excessive mess may result in additional cleaning fees.

Damage Reporting: Immediate reporting of any damages or issues is required. For significant misuse or damages, a minimum charge of €100 will be applied for additional cleaning, painting, or repairs.

Permanent markers are prohibited for children’s use, as they can cause irreversible damage to linens or equipment. In the event of such damage, you will be required to compensate us for the costs incurred.

Linen provided for guests is intended for standard use, in accordance with international protocols. It is strictly prohibited to use linen for cleaning equipment, machinery, or for excessively dirty items, such as the soles of your feet, as this can cause permanent aesthetic damage. Should such misuse occur, you will be required to compensate us for the costs associated with the damage.

Pets

Pet Policy: Pets are not allowed on the premises. Feeding or inviting street animals inside the property is prohibited.

Safety and Security

Keys: We strongly advice to use the key lock box provided. Guests are responsible for the keys provided and must cover any damages to locks or loss of keys. Charges apply for lockout assistance and lost keys, including full lock replacement costs starting at 120€ .

Refundable Damage Deposit for Guests & Under 22: We welcome guests of all ages to enjoy our accommodations. However, if you are under the age of 22, we kindly ask that you contact us directly before booking to discuss the damage deposit. This deposit is a precautionary measure to cover any potential damages during your stay or violation of house rules, which are listed under House Rules. It will be fully refunded on checkout day, subject to inspection to ensure there are no damages to the property or violations of our house rules.
Upon your arrival, we will either pre-authorise your credit card in your presence using PIN & CHIP process on our POS terminal or arrange for a deposit via PayPal, depending on your preference. This ensures a seamless and secure process for both parties. The amount varies depending on the composition of the booking party:

Families: A security deposit of €150 is required.
Groups: A security deposit of €300 is necessary.
Groups or Individuals under 22: Contact us directly before booking to discuss the damage deposit.

We aim for trust and transparency to ensure all our guests have a wonderful and respectful experience in our home. The cancellation / void process is quick and straightforward, typically processed within 24 hours after checkout, provided there are no issues.

Security and Privacy Notice

CCTV: For your safety and peace of mind, we have installed CCTV cameras at strategic outdoor locations around the property. These cameras are positioned to monitor external areas only and are strictly for security purposes, ensuring the protection of our guests and property.

Please be assured, the footage is kept for a duration of 7 days to address any security concerns promptly, after which it is automatically deleted. This practice is part of our commitment to ensuring both your privacy and security during your stay, without intruding on your personal space.

Enviromental Consideration

Sustainable Electricity Use: To support sustainability, we include 100 KWh of electricity per week, encouraging mindful energy consumption. For additional use, a charge of €0.90 per KWh applies, underscoring our commitment to environmental stewardship.

Water Conservation: Be mindful of water usage, especially during the dry summer months.

Indoor and Outdoor Areas

Indoor Furniture: Please do not remove furniture, modify, or misplace them outside the property.

Outdoor Equipment: Please handle all outdoor furniture and equipment with care and return them to their original place after use.

Check-In / Check-Out

Times: Check-in is available from 16:00 to 21:00, and check-out is by 12:00 noon. Please adhere to these times to ensure adequate preparation for incoming guests.

Liability

Personal Belongings: The host is not responsible for any loss, damage, or theft of personal belongings. Guests are advised to secure their valuables.
